A Banner Year in 2022: City of Frisco

Last month, the KL Team attended Group One's 2023 Frisco Economic Forecast at the Stonebriar Country Club. The Mayor gave an update on business and economic development in Frisco and announced that Frisco welcomed 16 new corporate brands in 2022.

These 16 projects are expected to generate more than 5,600 Frisco-based jobs over the next several years

One of the biggest projects announced in 2022 includes Fortune 500 company, Teachers Insurance and Annuity Association (TIAA), which is opening a regional headquarters in Frisco. TIAA’s new 15-story office tower, currently under construction near The Star in Frisco, is still the largest real-estate deal to close post-pandemic in the Dallas-Fort Worth market. TIAA alone plans to bring over 2,600 jobs to Frisco, and eventually will be the city’s largest employer. Frisco also had three out-of-state headquarter relocations.

Other major projects include headquarter relocations from ExteNet Systems coming from Chicago, and Boingo and Ruiz Foods coming from California, and McAfee’s regional headquarters expansion at The Star (announced in January 2023). Toshiba Global Commerce Solutions also announced the opening of an Innovation & Incubation Hub in Frisco in September 2022 and Comerica Bank has announced plans to build a business and innovation hub in Frisco in 2023. Frisco is now home to five Fortune 500 corporate innovation and research and development centers.

What is the housing market like in Collin County today?

2022 was a crazy year in real estate! We saw home prices drastically surge during the first half of the year before interest rates started rising which kept many buyers at bay. We are seeing activity picking back up, even some multiple offers on hot properties!

Collin County home prices were still up 8.6% compared to last year, selling for a median price of $505K. On average, homes in Collin County sell after 38 days on the market compared to 7 days last year. There were 764 homes sold in January this year, down from 930 last year. The current inventory is still very low with only a 1.9 month's supply (6 month's supply is considered a balanced market).

Although the median price of a home in Collin County has decreased from the recent peak of $575,535 in May, prices rebounded +3% in January from December's low of $490,000.

With a thriving local economy and multiple corporate relocations, we expect prospects for the Collin County housing market to remain strong!

Collin County among the State's Wealthiest - And Growing Fast.

  • "Real" median household income (inflation adjusted) in Texas has risen 12.5% from 2013 to 2023

  • Collin County stands taller than the rest when it comes to earning potential of its residents

  • Collin County has more than doubled in size since 2000 - from less than 500,000 to well over 1,000,000

  • More than 70% of the county is active in the labor force, well above the U.S. average of 62%

  • More than half of Collin County residents have bachelor's degrees.

  • Collin County homes sales prices increased again from the end of 2022 into the start of 2023

The strong job market in the nearby metropolitan areas is a driving force for the area's income and growth. With that intense demand comes a surge in housing pricing, too. That doesn't appear to be deterring any new residents, however. Homes sales prices increased again from the end of 2022 into the start of 2023, and population projections continue to show the area growing at an astonishing rate. While Collin County has a lot to offer its residents, it looks like new buyers will have a lot of competition for some time to come.

Is it too soon to plant your garden?

Itching to Play in Your Garden?

The weather has been spring like for the last few weeks and even some of the trees are budding out. Is it safe to head back to your favorite nursery and stock up on Geraniums and Petunias?

Maybe yes, maybe no. Our area is located in Zone 8 and the average last frost is between February 22 and March 30 but is generally somewhere around March 12-20th depending on where you live in the DFW area.

You can go ahead and take your chances, but if you do, have some frost cloth on hand just in case.

Did You Know There are Plant Hardiness Zones?

When selecting new plants for your garden and beds, always refer to the Plant Hardiness zone on the label. Our area is in Zone 8a which has an average annual extreme minimum temperature of 10-15 degrees.*

If you select a plant with a zone hardiness of 8b or higher, chances are it won't make it long here.

*There are exceptions to this rule...like February, 2021, when it dropped below zero.

There were a lot of new landscaping opportunities after that freeze!
